Open House Signs for New Jersey Realtors

Double-sided open house yard signs, directional arrows, riders for your frame and sidewalk A-frame inserts, designed online and picked up in Paramus. Here is what each one costs, the set most agents start with, and the New Jersey rules that apply to the sign itself.

The open house set and prices

Each of these opens in our sign designer with the open house layout already on it. Add your brokerage name, your name and phone, and the hours. The two-sided links copy your design to side B, so the sign reads from both directions on the street. Prices are live from the designer. To see the whole set side by side, open the realtor open house presets in the sign designer.

The Open House 4-pack is 4 double-sided 18 x 24 inch yard signs with H-stakes and one double-sided rider for $99.00, instead of $122.50 bought separately. That covers the lawn, two corners and your frame. Sign orders have a $35.00 minimum, and the riders hang on a frame you already have. Riders ship without holes, so attach them with zip ties or sign clips. We sell the inserts for A-frames, not the frame itself.

New Jersey rules for the sign itself

  • Brokerage name. The Real Estate Commission's advertising rule, N.J.A.C. 11:5-6.1, covers signs. Advertising has to include the brokerage's regular business name as it is on file with the Commission. When a salesperson's name is on it, the brokerage name has to appear in larger print or more prominently. Lawn signs on homes with four units or fewer do not need the word "Realtor" or "broker" after the name.
  • The open house notice. Under N.J.S.A. 45:15-16.99, a public open house needs a posted sign at the entrance or the sign-in sheet telling buyers the host agent represents the seller, using wording set in the law. If your office does not hand you one, an 18 x 24 inch sign or A-frame insert is a clean way to show it. Copy the text exactly from the statute and have your broker check the proof.
  • Your broker's standards. Many brokerages have their own colors, logo rules and approved sign layouts. Upload their logo in the designer and match their colors, and send the proof to your office before you approve it.

This is a plain summary for agents, not legal advice.

Town rules in Bergen County

Each town sets its own limits on real estate signs, and they differ more than you would expect.

  • Ridgewood. The village's real estate sign application allows one sign per property, up to 650 square inches and no side longer than 36 inches, on private property only. An "Open House" add-on can go on that sign if it is no more than 10 inches tall and 36 inches long, and it has to come down within five days after the open house. An 18 x 24 inch sign is 432 square inches and fits. A 24 x 36 inch sign is 864 square inches and does not. Our 6 x 24 inch rider fits the add-on limit.
  • Paramus. The borough's sign chapter allows a for sale or rent sign up to 10 square feet in residential zones, so either yard sign size fits. Our Paramus signs page has the other local rules, including the October 2026 changes.
  • Everywhere else. Directional arrows away from the listing are the signs most likely to break a local rule. Many towns keep signs off utility poles, trees and the public right-of-way. Ask the zoning office, or ask the owner of a corner lot if you can use their lawn for the afternoon.

Tips from the print side

  • Big letters, few words. "Open House", the hours and an arrow are what people read from a moving car. Put your name and phone on smaller lines underneath.
  • Two-sided for the street. A one-sided sign is blank to half the traffic. The two-sided price is only a little more.
  • Leave the date off. "Sat and Sun 12 to 3" or "Today 1 to 4" lets you reuse the same signs every weekend. Corrugated plastic is weatherproof, so the same signs can come back out every weekend.
  • Stock riders. One-sided riders for Coming Soon, Under Contract or your phone number are $7.50 each when you order five, so you have them when the listing changes.

Questions

Frequently asked questions

How much are open house signs?

An 18 x 24 inch double-sided open house yard sign with an H-stake is $26.00 for one, $17.00 each for 5 or more and $15.00 each for 10 or more. A double-sided 6 x 24 inch rider is $18.50. The Open House 4-pack, with 4 double-sided yard signs and a rider, is $99.00. Sign orders have a $35.00 minimum.

Does my brokerage name have to be on an open house sign in NJ?

New Jersey's real estate advertising rule, N.J.A.C. 11:5-6.1, applies to signs and says advertising has to include the brokerage's regular business name. If your own name is on it, the brokerage name has to be larger or more prominent. Ask your broker of record how they want it shown.

Do I need a notice sign inside the open house?

Yes. Since 2024, N.J.S.A. 45:15-16.99 requires a sign at the entrance or the sign-in sheet at any residential showing open to the public, advising buyers that the host agent represents the seller. The law spells out the exact wording. We can print it on a sign or an A-frame insert if you send us the text.

Can I put directional arrows on street corners?

It depends on the town. Many Bergen towns limit real estate signs to the property that is for sale and keep signs out of the public right-of-way. Ridgewood, for example, allows real estate signs on private property only. Check with the zoning office, or ask a neighbor at the corner for permission to use their lawn.

How fast can I get them?

Signs are ready 5 to 7 business days after your deposit, or in 3 business days with rush for 25% more. Pickup in Paramus is free.
